Art Commission PHASED FORMER GRAY + WELLS BUILDING RENOVATION j.' 1;1,....,,:. 7TH + MICHIGAN AVENUE 08 MAY 2018 its: DESIGN CHANGES LIVES JEFFERSONVILLE.PUBLIC ART COMMISSION!A/E SERVICES-SCHEMATIC DESIGN 1 PHASED RENOVATION 1 08 MAY 2018 SECTION ONE ( PROJECT SCOPE 1.01 The scope of this project is limited to work at the old Gray&Wells Building at the intersection of 7th Street and Michigan Avenue in Jeffersonville,Indiana - Primarily Interior renovation - Exterior Envelope Improvements - Roof Repairs - Create Thermal Envelope - MEP Infrastructure Improvements - Determine Occupancy Type(B-Business or A-Assembly) - 8,900 Square feet - Develop Multiple Phases - Colored Floor Plans - 3D Renderings - Cost Estimates - Schematic Design/Scope Definition Only 1.02 For the facility described above,the anticipated type of work is as follows: A. Major Renovation .1 Demolition of walls,doors,frames,casework,mechanical,plumbing and/or electrical systems .2 Life safety and emergency egress modifications .3 New interior wall construction .4 New floor,wall and ceiling finishes .5 New doors,frames and hardware .6 New casework .7 New mechanical and plumbing systems and/or re-use of existing mechanical and plumbing systems .8 New electrical systems and/or re-use of existing electrical systems SECTION TWO I SCOPE OP SERVICES 2.01 The Scope of Services includes the following:[customize list as needed] .1 Architecture .2 Mechanical,Plumbing and Electrical Engineering Services NOTE:The scope of services does not include fees for site survey,land acquisition,geotechnical report,communications and low voltage systems planning,furniture,furnishings,office equipment,art work,signage,window treatment,etc.These are the responsibility of the owner/facility. TEG Architects LLC can provide these additional services and would be pleased to provide assistance under a separate contract if desired by the facility. • TEG ARCHITECTS 1 3 , JEFFERSONVILLE PUBLIC APT COMMISSION I A/E SERVICES-SCI-IEMATIC DESIGN I PHASED RENOVATION 108 MAY 2018 SECTION THREE I BASIS POP COMPENSATION 3.01 TEG Architects LLC presents the following stipulated professional fee for the services exclusive of reimbursable expenses and travel of$7,500(Exactly Seven Thousand Five Hundred Dollars and No Cents),for the services listed in Section Two of this proposal. 3.02 Reimbursable Expenses are not included in the fee stated in 3.01.Our firm's policy on reimbursable expenses is to invoice our clients at our direct cost with no mark-up for processing.Examples of reimbursable expenses include but are not limited to the following: - Travel Expenses+Airfare(Mileage based on the current Federal Standard per mile) - Peprographic Expenses for the production of check sets and bidding sets - Peprographic Expenses for the production of presentation drawings and display boards - Shipping Expenses associated with distribution of materials associated with the project - Advertising expenses - All City,State and other Authorities having jurisdiction Fees,etc. 3.03 Invoices will be distributed on a monthly basis.All invoices unpaid after thirty(30)days beyond the invoice date are subject to interest charges at a rate of 1.5%per month applied to the outstanding balance. 3.04 If for any reason,the project is halted for more than go calendar days:TEG Architects LLC is to be compensated for all work and expenses performed prior to the stoppage. 3.05 If Owner/Client breaches this agreement by failing to pay,after demand,any amounts due Architect then Architect may commence suit for damages,and recover its attorney fees incurred as a part of its damages. 3.06 TEG does not control market influences or construction costs and we anticipate that contractor pricing will be within 15%of our schematic estimates and 10%of our CD estimates. If contractor pricing exceeds the estimate plus the 10%or 15%factors,TEG will redesign to achieve those budget parameters at no charge to the owner. SECTION FOUR I ADDITIONAL SERVICES 4.01 All services beyond those outlined in this Proposal are considered Additional Services.If Additional Services are required,a separate proposal defining the Scope of Services and Professional Fees will be prepared 4.02 Revisions to designs or documents after approval at each project development phase or final documents previously approved by the Owner/Owner's Representative. 4.03 Meetings beyond the meetings outlined in the Scope of Services,(including meetings with city,state or other agencies for review of the project.)
