JEFFERSONVILLE BUILDING AUTHORITY
July 12, 2011
The regular meeting of the Jeffersonville Building Authority was held on Tuesday, July 12, 2011
at 9:05 am. in the conference room on the second floor in the Jeffersonville City Hall.
Present were Building Commissioner Russ Segraves, Keith Stayton, Don Sperzel and Secretary
Susan Robertson.
MINUTES
Mr. Stayton made a motion to approve the minutes of the June 14, 2011 meeting. The motion
was seconded by Mr. Sperzel.
APPROPRIATION REPORT
There was no report avai lablc.
OLD BUSINESS:
FOUNTAIN
Hopefully the work will begin in the fall.
SIMPLEX - CORNELL
Mr. Segraves said he has not had any luck receiving a contract, so we will be talking about
changing companies.
FLOOR TILES
The work is still not done.
TERMITES
The work has been completed.
FACADE LIGHTING

Jeff Johnson is still looking into the lighting. The first light was not bright enough. He will try
another one. If he does not have the time, we may have to contract it out.

NEW BUSINESS:
BUDGET
Monica Harmon, Financial Director for the City of Jeffersonville, requested a list of proposed
five year capital expenses over $10,000 for City Hall. Mr. Segraves gave her the following list:
• Paint all interior walls 2013 $25,000.00
• Replace all carpet 2014 $42,000.00
• Renovation of 3 floor 2012 $12,000.00
The Board agreed that it is difficult to know what would be needed until there is a problem,
especially with the heating and air units. Mr. Stayton asked if it was better to get new HVAC
equipment when the old equipment goes out. Mr. Segraves said it would be better to replace the
compressor than having to remove the ceiling grids and tiles.
The 2012 budget total is $396,100, which is $500.00 less than the 2010 budget.
COOLING TOWER MAINTENANCE
The HVAC contractor that was working on the water tower reported that the wire mesh screens
were cleaned but said they were falling apart. Mr. Segraves told them to go ahead to replace the
screens. Mr. Segraves also said he told the HVAC contractor to put in two additional registers in
the police dispatch room because he has received numerous complaints about how hot the room
was. The new 42" TV's generate a lot of heat. He told them to put some fuses in just in case it
gets too hot so they can be adjusted.
GENERATOR
Nixon Power said the fuel tank for the generator is 'A full which is about 500 gallons. In the
event of an outage the fuel could be used quickly. Mr. Segraves had some concern about using
old fuel. Nixon Power said they test the fuel every 3 years. They said the old fuel does not go
bad, it just smokes more and smells worse.
The meeting was adjourned at 9:20 a.m. on a motion by Mr. Sperzel and seconded by Mr.
Stayton.
