HomeMy WebLinkAbout05-07-2003 SpecialSPECIAL MEETING REDEVELOPMENT COMMISSIONERS MAY 7, 2003 The Jeffersonville Redevelopment Commissioners met on Wednesday May 7, 2003 at 5:30 PM in the Mayor's Fourth Floor Conference Room. This meeting was held to hear Proposals for the Tenth and Spring Street Project. The following were present: Barry Cahill, President Kyle Williams, Vice President Ed Zastawny, Secretary/Treasurer Les Merkley, Commission Member Absent: Ron Ellis, Commission Member Staff: Gayle Robinson, Redevelopment Director Kathy Haller, Consultant Mary Sue Ellenbrand, Assistant to the Redevelopment Director Anne Marie Galligan, City Attorney Thomas Galligan, Mayor AGAN DEVELOPMENT: Mr. Jeff Agan and Mr. John Agan presented their proposal for the Tenth and Spring Street Project. The name of the project would be Rivergate Commons, which would consist of medical offices and retail space. The purchase price would be raised to $550,000.00 if performance bond is deleted and tax abatement grant. Deed restrictions will be accepted (No auto related stores, no convenience stores, no free standing fast food). Architectural style will be reminiscent of Jeffersonville's early river heritage. Durability of a complete masonry building assures aesthetic longevity. METROPOLITAN UROLOGY: Mr. Mike Shannon, Chief Operating Officer, Metropolitan Urology, PSC presented plans for atwo-story16,000 square foot facility with plans to increase its staff and presence in Jeffersonville. The practice, owned by eight doctors, operates seven distinct offices in Louisville, Kentucky and six offices in Southern Indiana. The main office is currently in Spring Hill Commons in Jeffersonville, where 40 employees currently work in the 4500 square foot facility. Ample landscaping will be planted between building and street to create an aesthetically appealing corner. Behind the building the site will accommodate a covered drop-off area. and a landscaped parking lot capable of accommodating 120 cars. The proposed building will be steel frame with masonry veneer and aluminum windows. SYMBION HEALTH CARE: Mr. Mike French, CCIM, developer for ASC Physicians Group proposed a medical building with total square footage of between 50,000 and 82,000 square feet. The first floor surgical suites would require 16,000 square feet with another 3,000 square feet in two separate lobbies for a total first floor footprint of 19,000 square feet. The building will be situated such that traffic movements are facilitated through two separate covered portico entrances. Floors 2 and 3 will incorporate 16,000 gross square feet templates which will be specifically laid out and plumbed for physician's offices and medical suites. Up to two additional floors maybe incorporated for different but ancillary use. Estimated cost of construction including on-site improvements for vehicular movement, landscaping and lighting is estimated to be from $5,000,000.00 to $8,200,000.00 for shell construction of operating suites, vanilla box medical office, and shell construction for hotel use (if implemented). The costs of equipment and high- standard finish for medical uses will increase the total cost by $2,500,000 - 3,000,000.
