A RESOLUTION BY THE COA~40N COUNCIL OF THE CITY OF
JEFFERSONVILLE, INDIANA, DESIGNATING CEI~TAIN
DEVELOPFIE1FT AREAS AS "ECONOMIC REVITALIZATION
AREAS" WITHIN JEFFERSOBVILLE, INDIANA
WHEREAS, it has been requested that certain areas within the
City of Jeffersonville, State of Indiana, be designated as economic
revitalization areas, pursuant to I.C. 6-1.1-12.1-1 through I.C.
6-1.1-12.1-7; and
WHEREAS, the Common Council of the City of Jeffersonville,
Indiana, recognizes the need to stimulate growth and to maintain a
sound economy in the city, under the jurisdiction of the Common
Council of the City of Jeffersonville; and
WHEREAS, certain areas of the city are undesirable for, and/or
impossible of, normal development and occupancy because of a lack
of normal development, deterioration of improvements or character
of occupancy, age, obsolescence, or other factors which have
impaired values or prevented a normal development of property or
use of property; and
WHEREAS, the Common Council
Indiana, further recognizes that

incentives to locate development
in these underutilized or bypassed areas would be in the city's
best interest; and
WHEREAS, the Common Council of the City of Jeffersonville,
Indiana, further recognizes that it would be beneficial to
designate certain areas within the city that presently qualify as
economic revitalization areas for purposes of a deduction against
the assessed value of property; and
WHEREAS, the Common Council of the~ City of Jeffersonville,
Indiana, is vested with the authority to designate certain areas of
the city to be economic revitalization areas; and
WHEREAS, the applicant has filed with the Common Council of
the City of Jeffersonville, Indiana, a Statement of Benefits in
accordance with I.C. 6-1.1-12.1-3; and
WHEREAS, the Common Council of the City of Jeffersonville,
Indiana, has reviewed the Statement of Benefits required under this
Section and now makes the following findings concerning such:
1. The estimate of the value of the redevelopment or
rehabilitation is reasonable for projects of that nature.
2. The estimate of the number of individuals who will be
employed or whose employment will be retained can be reasonably
expected to result from the proposed described redevelopment or
rehabilitation.
3. The estimate of the annual salaries of those individuals
who will be employed or whose employment will be retained can be
reasonably expected to result from the proposed described
redevelopment or rehabilitation.
4. The benefits about which information was requested are
benefits that can reasonably be expected to result from the
proposed described redevelopment or rehabilitation.
5. The totality of the benefits is sufficient to justify the
deduction.

The Council additionally makes the following findings in
regard to this application concerning improvements and new
manufacturing equipment:
1. The estimate of the costs of the new manufacturing
equipment and improvements is reasonable.
2. The estimate of the number of individuals who will be
employed or whose employment will be retained can be reasonably
expected to result from the installation of the new manufacturing
equipment and improvements to the real estate.
3. The estimate of the annual salaries of those individuals
who will be employed or whose employment will be retained can be
reasonably expected to result from the proposed installation of
manufacturing equipment and improvements to the real estate.
4~ The totality of the benefits is sufficient to justify the
deduction from assessed valuation of the new manufacturing
equipment and improvements to the real estate.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the
City of Jeffersonville, Indiana, that:
The following area be declared and designated as an economic
revitalization area: (See both Exhibits A attached hereto and made
a part hereof as if fully set forth herein.)
This area is hereby designated as an "Economic Revitalization
Area," and shall be entitled to qualify for a 10-year deduction
against assessed evaluation of real property, and further the area
described herein and designated as an "Economic Revitalization
Area" shall be entitled to qualify for a 10-year deduction against

Illinois Grant and being more particularly bounded and described in
accordance with a Plat of Survey prepared by Joseph W. Jacobi, Sr.,

November 5, 1986; as follows:
COMMENCING at a point in the northwesterly line of Survey No.
20 of the Illinois Grant which also marks the south corner of said
Survey No. 33 of the Illinois Grant; thence the following course:
North 50e 00' 00" East, 1,314.10 feet with the line dividing
surveys No. 20 and 33 to a point in the New Albany-ChariestownPike
which is the true place of BEGINNING; thence the following courses:
North 39o 16' 01. East, 353.51 feet with the common right of way
line of the Chessie System railroad and said Consolidated Rail
Corpora=ion to an iron pipe; thence North 39- 16' 01" East, 79%.82
feet continuing with said common right of way line to an iron pipe;

common right of way line to a point in the center of the Hamburg

dividing Surveys No. 20 and 32, being the center line of said Pike,
south 54 degrees 52.8 minute? west, 499.21 feet to iron spike in
the easterly right-of-way lane of the P.C.C. and sa~. L. Railroad;
thence with said eas=erly right-of-way line north 0 degrees 57.4
minutes east, 494.10 feet to a point of curve; thence continuing
with said right-of-way line a curve to the right of radius 5762.1
feet and length of arc 759.78 feet and whose cord bears north 4

said Graham Hobson land south 85 degrees 19.9 minutes east, 528
feet to an iron spike in the center of the Hamburg Pike (45 Ft.
R/W); =hence with the center of the Hamburg Pike south 4 degrees
03.4 minutes west 645.34 fee= to an iron spike in the line dividing
said Surveys No. 20 and 33 being also the center line of the New
Albany and Charlestown Pike: thence with said dividing line south
54 degrees 52.8 minutes west, 2315.58 feet to the place of
beginning.
The bearing used in the foregoing description reference the true
meridian obtained by astronomical observation, September 15, 1965.
