This INDENTURE WITNESSETH: That River Falls, Inc. of Clark County, State of
Indiana
CONVEYS AND WARRANTS UNTO
the City of Jeffersonville of Clark County, 1ndiana, an Indiana municipal corporation, subject and
pursuant to an Order Approving the Sale by Auction of River Falls Motel conducted on June 24,
2005, for and in consideration of the sum of ONE DOLLAR ($1.00) and other good and valuable
considerations, the receipt whereof is hereby acknowledged, the following described real estate
situate in the County of Clark and in the State of Indiana, to-wit:
Being all of Lot #148 and part of Lots #147 and #149 in the City of Jeffersonville, Clark
County, Indiana and being further described as follows: Beginning at a drill hole on the
Southeast comer of Lot #150, same being the Northwest comer of Chestnut and Spring
Streets in said City; thence Southwesterly along the Northern line of Chestnut Street
100.00 feet to a point, THE TRUE PLACE OF BEGINNING. Thence continuing
Southwesterly along the Northern line of Chestnut Street 154.60 feet to a point; thence
Northwesterly and parallel to Pearl Street (passing through an iron pipe at 122.62 (feet)
213 .87 feet to a point in the southern line of a 10 foot wide alley; thence Northeasterly
along the Southern line of said alley '154.60 feet to a point; thence Southeasterly and
parallel to Spring Street 213.87 feet to THE TRUE PLACE OF BEGINNING.
Also, beginning at an iron pipe on the Northeast comer of Pearl and Chestnut Streets,
same being the Southwest comer of Lot #146; thence Easterly along the Northern line of
said Chestnut Street, 82.2 feet to tHE. TRUE PLACE OF BEGINNING; thence
Northerly along the Eastern side of the above described tract, 106.6 feet to a point;
thence Easterly and parallel to said Street, 19.15 feet to a point in the Western side of a
tract of land described in Deed Drawer 12, Instrument 11303; thence Southerly along
said Western line, 106.6 feet to a point in the Northern R/W line of said Street; thence
Westerly along said R/W line, 18.8 feet to THE TRUE PLACE OF BEGINNING.
Also, the right to use a 19 foot wide driveway easement being further described as
follows: Beginning at an iron pipe on the Northeast comer of Pearl and Chestnut Streets,
same being the Southwest comer of Lot #146; thence Easterly along the Northern line of
said Chestnut Street 63.2 feet to THE TRUE PLACE OF BEGINNING; thence Northerly

and parallel to the eastern line of the above described tract, 106.6 feet to a point; thence
Easterly and parallel to said street, 19 feet to a point in said Eastern line; thence
Southerly along said Easternline, 106;6 feet to a point in the northerly R/W line of said
street; thence Westerly along said R/W line, 19 feet to THE TRUE PLACE OF
BEGINNING.
Also, the right to use a driveway easement being further described as follows: Beginning
at a point on said public alley 31 feet Westwardly from the Northeast comer of said Lot
147; thence Southwardly at Right Angles 108 feet to a stake; thence at right angles
Westwardly 15 feet to a stake; thenc'e at right angles Northwardly 15 feet to a stake;
thence at right angle Eastwardly five feet to a stake; thence at right angles Northwardly
93 feet, more or less, to said public alley; thence with said public alley Eastwardly 10
feet to the place of beginning.
Subject to any and all easements and/or restrictions of record relative to above described
real estate.
EXCEPTING THEREFROM, being a part of Lot #149 in the City of Jeffersonville,
Clark County, Indiana, and being further described as follows: Beginning at the southeast
comer of Lot #150, same being the northwest comer of Chestnut and Spring Streets in
said City; thence southwesterly along the northern line of Chestnut Street, 100.00 feet to
a point, THE TRUE PLACE OF BEGINNING; thence continuing southwesterly along
the northern line of Chestnut Street, 25 feet, 8 inches to a railroad spike; thence
northwesterly and parallel to Spring Street 213.87 feet to a railroad spike in the southern
line of 10 foot wide alley; thence northeasterly along the southern line of said alley, 25
feet 8 inches to a point; thence southeasterly and parallel to Spring Street, 213.87 feet to
THE TRUE PLACE OF BEGINNING.
Subject to any and all easements and/or restrictions of record.
THE GRANTOR herein certifies that there is no Gross Income Tax due the State
of Indiana under the act of transfer made by this conveyance.
This conveyance is made for the purpose of correcting the description in the prior deed from
the grantor(s) to the grantee(s) herein, which deed is dated November 9, 2005 and recorded as
Instrument No. 200525191 of the records in the office ofthe Recorder of Clark County, Indiana, it
having been the intention of the grantor in executing and delivering, and of the grantee in accepting,
said prior deed that the real property intended to have been conveyed be described as it is
hereinabove described.
