THIS INDENTURE WITNESSETH that Robert Lynn Company, Inc., an Indiana
Corporation for Profit, for and in consideration of the sum of One Dollars ($1.00) and other
good and valuable consideration, the receipt of which is hereby acknowledged, as Grantor,
CONVEYS iAND QUIT CLAIMS
To The City of Jeffersonville, Indiana, the following described real estate situated in the
County of Clark, State of indiana, to-wk:
The following is a legal description prepared this 28th day of January, 2003,
of real property being a part of Grant #22 of the Illinois Survey, Jeffersonville
Township, Clark County, Indiana, more particularly described as follows:
Commencing at the Southeastem comer of Lot #303 of the Eastbrook Manor
Subdivision Section III, as recorded in the Clark County Recorder's Office
this being the point of beginning, thence North 47°44'10" East 54.42 feet,
thence South 35°08'09" East 491.32 feet, thence along a curve concave
Northeasterly whose radius is 123.00 feet (and whose long chord bears South
60011'50" East having a length of 104.20 feet) a distance of 107.60 feet,
thence South 85015'30" East 229.19 feet, thence along a curve concave
Southerly whose radius is 177.00 feet (and whose long chord bears South 79°
32'35" East, having a length of 35.25 feet) a distance of 35.31 feet, thence
South 73°49'04" East 15.05 feet ~o a point in the Western right of way of East
l0th Street, thence along said right of way South 17°12'19" West 3.37 feet,
thence along a curve concave Southeasterly whose radius is 5799.58 feet, and
whose long chord bears South 16° 05'33" West having a length of 63.44 feet,
a distance of 63.44 feet, thence leaving the Western right of way of East 10th
Street North 72o23, 11" West 80.76 feet, thence North 85° 15'30" West 257.13
feet, thence along a curve concave Northeasterly whose radius is 177.00 feet
(and whose long chord bears North 60° 11 '50" West having a length of 149.95
feet) a distance of 154.84 feet, th6nce North 35008'09'' West 484.50 feet to the
point Of beginning, containing 1 i031 Acres.
And also the following easements for access to utilities for a stop sign at the
intersection of Eastbrook Bouleyard and East 10th Street:
Commencing at the Northeasternmost comer of the above described 1.031
Acre tract this being the point of beginning, thence along the right of way of
East l0th Street North 17°12'19'i East 51.82 feet, thence leaving said right of
way North 72°48'41" West 39.28 feet, thence South 14039'52" West 53.88
feet to a point in the Northerfl right of way of Eastbrook Boulevard as
described above, thence along said right of way and a curve concave Southerly
whose radius is 177.00 feet (and whose long chord bears South 77°21'54"
East, having a length of 21.90 feet) a distance of 21.91 feet, thence South
73°49'04" East 15.05 feet to the point of beginning.
And also the following described easement for the same use:
Commencing at the Southeastemmost comer of the above described tract,
thence along the Western right of way of East 10~ Street and a curve concave
Easterly whose radius is 5799.58 feet (and whose long chord bears South
15036'54" West having a length of 33.23 feet) a distance of 33.23 feet, thence
leaving said right of way North 74032'57" West 34.69 feet, thence North
14°39'52" East 34.57 feet to a point in the Southern right of way of Eastbrook
Boulevard as described above, thence with said right of way South 72023, 11"
East 35.28 feet to the point of beginning.
All subject to existing rights of way, covenants, easements and drains either
visible or of public record affecting said real estate.
This conveyance is made upon the condition that the above described real estate shall
be kept open and used as a public street. Maintenance shall be the sole responsibility of
Grantee.
The undersigned officer of Grantor certifies under oath that no Indiana gross income
tax is due by reason of this conveyance.
The undersigned officer of Grantor certifies under oath that he is duly elected,
qualified and an acting officer duly authorized by the Grantor corporation to execute the
within conveyance on behalf of the Grantor corporation, and that all necessary corporate
action for the making of this conveyance has been taken.
IN WITNESS WI-IEREOF, the said Grantor above named, pursuant to authority
given to him by the Grantor, has caused this Deed to be executed for and on its behalf by its

ACCEPTANCE OF DEED OF DEDICATION
The City of Jeffersonville, Indiana, by Thomas R. Galligan, its Mayor, hereby accepts
this DEED OF DEDICATION from Robert Lynn Company, Inc., for the roadway and
easements described therein.
