The deposit will be returned upon lease expiration or termination when the studio key is returned
to Public Art Administrator, and the studio is vacated within the requested time period and cleaned
according to contract standards (see Tenant Responsibilities)
LEASE AGREEMENT START DATE: Jan 1, 2026
LEASE AGREEMENT END DATE: Jan 1, 2027 .
Upon expiration of this agreement, the City has the right to renew the current lease or select a new
artist to occupy Tenant's space. **Tenants will renew once after the first year. Tenants may only be
in the studio space for max of 2 years without reapplying. ALL Studio Artists must reapply each
year after the first 2 years, within 60 days of lease expiration, to determine eligibility for lease
renewal and space availability. Portfolio review will go to the JPAC board to determine eligibility
for renewal in space.***

This agreement is between the artist identified above (Tenant) and the Jeffersonville Public Art
Administrator (PAA), representing the Jeffersonville Board of Public Works & Safety on behalf of the
Jeffersonville Department of Redevelopment (City) in regard to the Tenant's studio space within the
NoCo Arts Center (NAC), which is a City-owned entity that may not be transferred, assigned or
sublet to any other party without written permission given by the City.
MONTHLY RENTAL INCLUDES:
► 24-hour access to secure facility via entry code; 24-hour keyed access to private studio space
► climate-controlled facility with accessible amenities and standard utilities (plumbing/water/electric/wifi)
► camera-monitored parking/property
► communal area with breakroom (microwave, fridge use, bar sink) and separate stand alone utility sink
► preferred access and/or discounted entry to all public events hosted in common spaces of the NAC,
including art markets, performances, and workshops. (Tenants must inquire with NAC management about
reservations/admissions before participating; some restrictions may apply).
► promotional support from Jeffersonville Public Art Program through social media and press releases
► discounted event rental for the common spaces of the NAC
TENANT RESPONSIBILITIES
1. MONTHLY RENT
Tenant will provide rental payment on or before the 17th of each month.
Payments can be made via postal mail or hand delivery to: 500 Quartermaster Court, Suite 257 Jeffersonville,
IN 47130
Checks should be made payable to Jeffersonville Redevelopment Commission.
Tenants will pay one month's rent plus a deposit (deposit only due at first signing) before gaining access to the
space designated in this agreement.
2. COMMUNITY PARTICIPATION & VOLUNTEER HOURS
The NoCo Arts Center provides studio spaces at below market rate to support and encourage the artist in you
and to strengthen our creative community. In exchange for this opportunity, all studio tenants are expected to
actively contribute to the upkeep, vitality, and spirit of the space. The following are required to be a part of this
vibrant community.
A. Public Arts Programming Events
Tenants will actively work with NAC management and the City by participating or volunteering in at least two (2)
public arts programming events per year. This may include:

• Assisting with community events
• Art openings
• Educational programs
• Outreach activities that help promote and sustain the Arts Center
B. In-Studio Hours & Visibility
Tenants are required to maintain regular in-studio hours to promote engagement and visibility within the Arts
Center.
Open Studio Hours:
• Keep your studio open for at least two (2) hours every other week (any day or evening, Monday through
Sunday)
• Each studio must be open to the public for at least four (4) total hours each month to maintain visibility
and accessibility
Alternative Schedules: If you're traveling, out of town, or need a different schedule (for example, keeping your
studio open for four hours once a month), discuss it with NAC management or the Jeff Public Arts Committee
(JPAC) to approve a plan that works for you.
Reporting Requirements:
• Post your open studio hours clearly on your studio door
• Send your schedule to JPAC at the beginning of each month (or whenever changes occur) to help
coordinate visitor engagement and promotional efforts
C. Volunteer Hours
Each studio artist is expected to contribute a minimum of two (2) volunteer hours per month toward the upkeep
and operations of the Arts Center.
Types of Volunteer Work:
• Cleaning shared areas (hallways, kitchen, bathrooms)
• Helping with event setup or breakdown
• Supporting marketing and outreach efforts
Flexibility: Hours can be combined or made up as needed (for example, four hours volunteered at a festival can
cover two months of time). Management will share volunteer opportunities throughout the year, but it is
ultimately each tenant's responsibility to fulfill this obligation.
3. SHARED SPACE & MAINTENANCE
All tenants are required to help keep common areas clean and functional, including the kitchen, lounge, and
hallways. Dishes, trash, and personal items must not be left in shared areas. Please clean up after yourself and
your guests to maintain a welcoming and professional environment for all.
A. Food Storage & Disposal
Tenant is responsible for cleaning and disposing of leftover materials, food waste, and/or any remaining

messes associated with Tenant/guest activity in common or private spaces.
Important Guidelines:
• Perishable/food waste is NOT permitted to be left out overnight
• Food left in the refrigerator for over 1 week will be thrown out
• Non-perishable items, such as snacks for ongoing events/workshops, must be kept in a sealed plastic
tub in your studio to prevent rodents
• It is your personal responsibility to maintain your food storage properly
• Dumpsters are located behind the facility
B. Trash Disposal
Tenants are responsible for taking out their own trash.
Requirements:
• After you are done for the day if trash has food, remove it immediately
• After an event, ALL trash must be taken out
• Put trash in the dumpsters in the back of the building, even if not full
• No food can be left in any trash cans
• Trash bags are provided; please alert PAA when trash bags are low and need to be restocked
C. Shared Cleaning Schedule
A rotating cleaning schedule will be posted, and studios will be required to sign up for designated cleaning
weeks or tasks to help maintain the shared spaces.
D. Collective Responsibility
The Arts Center will no longer provide a cleaning service, so it is the collective responsibility of all tenants to
keep the facility clean and organized. These expectations ensure that our shared creative environment remains
collaborative, clean, and inspiring—reflecting the same generosity and commitment that make below-market
studio access possible for our artists.
4. REPORTING RESPONSIBILITIES
Tenant is required to report the following to PAA and/or NAC management:
A. Security Issues
• Door lock malfunctions
• Jammed windows
• Lost keys
• Power outages
• Other security concerns
B. Property Damage or Malfunctions
• Broken equipment
• Defective appliances

• Utility concerns
• Clearing walkways
• Poisonous plants
• Pests
C. Illegal Activity
• Drug usage
• Vandalism
• Theft
• Illegal dumping
D. Facility Issues
• Unexpected permanent or semi-permanent spills, stains, or damage on premises
• Low inventory or insufficient supplies required for facility maintenance/cleaning
E. Equipment & Hazard Notifications
• Intent to use hazardous materials or any equipment/machinery that could cause personal injury
• Intent to use temperature-regulating items in studio space (ONLY plug-in fans are allowed, and must be
unplugged when not in the studio)
• NO SPACE HEATERS ALLOWED
F. Storage & Events
• Intent to store personal belongings/equipment/materials in common spaces (food storage not allowed in
common areas)
• Intent to host any type of event or gathering in the common spaces of the facility*
• Intent to vacate the studio space and surrender keys
*Facility Rental Agreement is a separate application. Tenants will need to fill it out to request a discount on
event rental. Custodial or facility maintenance requests must be submitted in writing to the PAA.
5. FACILITY SECURITY & PROPERTY
A. Facility Security Upon Departure
Tenant is responsible for securing the facility upon departure to prevent unauthorized access to the public. This
includes ensuring bay doors, entry doors, vent fans, and windows are tightly closed and locked, when
applicable.
B. Personal Studio Security & Property
Tenant is responsible for locking their own studio space and securing personal/creative property upon
departure. Any working art materials/equipment in the common spaces should have a written plan with the PAA
for specified location/storage/project timeline.
Important Note: Tenant will be held responsible for lost, stolen, or damaged personal property. It is strongly
encouraged that tenants have their own renter's insurance.

C. Guest Access & Non-Tenants
Tenant may grant controlled access to non-tenants, with the understanding that the Tenant assumes full liability
and responsibility for any activity involving their authorized guests or non-tenants.
Requirements:
• Tenant must notify Public Art Administrator if access is granted to non-tenants so a temporary code can
be created
• DO NOT SHARE YOUR ACCESS CODE
6. PETS
A. Pet Policy
Tenant may bring pet(s) onto the premises with approval and with acknowledgement of full liability for any
damage, loss, or injury caused by the pet.
Requirements:
• Pet(s) must be accompanied and supervised at all times
• Tenant will be responsible for proper waste disposal
• Tenant will be responsible for any costs associated with damaged or soiled property caused by pet(s)
• Damage, loss, or injury caused by pet(s) could result in immediate termination of this contract
B. Vaccination & Limits
• Tenant will provide proof of vaccination for pet(s), which will be held on file with the City
• Limit of 2 pets allowed
7. RECOGNIZING CITY'S ART PROGRAM: GENERAL NOTES
A. Professional Conduct
Tenant recognizes that all resident artists are representatives of the City's Public Art Program and agree to
conduct themselves professionally and respectfully in the presence of the public and other tenants. Common
courtesy and respect for the creative processes of other artists is also expected.
B. Shared Access Space
Tenant recognizes that the NAC is a shared access space used for supporting the Public Arts Program, and will
allow for the Public Arts Program's event schedule to be prioritized over personal intentions.
C. Event Reservations
Tenants will not be guaranteed event reservations until they are communicated and confirmed with PAA.
D. Liability

Tenant assumes full responsibility for any damage caused to the facility due to tenant and/or guest activity.
8. TERMINATION & ABANDONMENT
A. Upon Lease Termination
Upon termination of this lease, Tenant shall:
• Yield up possession
• Remove all property and belongings
• Return studio in undamaged condition
B. Studio Preparation
Tenants will also be expected to:
• Clear out trash
• Vacuum/sweep floor to prepare for the next incoming renter
• May be asked to repair damage(s) associated with studio habitation upon departure (wall holes, paint
scratches, etc.)
C. Key Delivery
Deliver all keys to PAA within 14 days.
D. Failure to Vacate
Should Tenant fail to vacate, CITY may take all steps necessary to remove Tenant and Tenant's property as
provided by law. Tenant shall acquire no additional rights or extension of the lease term by reason of such
holding over.
E. Abandonment
A 14-day absence by Tenant with rent unpaid, or the removal of a substantial portion of Tenant's personal
property without explanation or notice to PAA shall be deemed an abandonment of the leased studio by Tenant.
In such event, CITY may:
• Reenter the studio immediately
• Take all action necessary to remove the remaining property and belongings of Tenant
• Re-let the studio without notice and without responsibility for damages resulting therefrom
TENANT/FACILITY RESTRICTIONS
• Smoking is prohibited in any space on the premises/property
• Candles (Only Flameless) are allowed. Incense may be used with approval
• Overnight stays by tenants and/or guests are prohibited
• Painting or altering the permanent structures within the facility and associated property is prohibited
• Facility temperature will be set at 70° in the spring/summer season and 68° in the fall/winter season
• Discrimination against any person due to race, color, sex, national origin, religion, age, veteran status,

political affiliation, or disability is prohibited
LEGAL ADDENDUM:
► The City carries the required liability insurance for the NAC. However, if a suit is brought against
the NAC as a result of a Tenant or their guest's activity, the Tenant could potentially be named in
the case and exposed to personal liability. The Tenant has hereby been advised of personal liability
risk and may elect to secure their liability policy.
► The terms of this agreement may be modified at the discretion of the City. This includes
modifications to ensure compliance with public laws, ordinances, and regulations to protect the NAC
and its associated entities.
► The City has the right to terminate this lease agreement without cause, along with the responsibility
to provide 30 days of notice to the Tenant for said termination.
RELEASE AGREEMENT:
In consideration of the undersigned's use of space at the NoCo Arts Center, the undersigned hereby indemnifies
and holds harmless the City of Jeffersonville, the Jeffersonville Board of Public Works and Safety, the
Jeffersonville Redevelopment Commission, and the NoCo Arts Center-along with its directors, officers, and
agents- from and against any and all injuries, damages, claims, actions, causes of action, liability (including
liability for negligence), and expenses (including attorney's fees) arising from in any manner connected with the
use of the said facility by the undersigned. The undersigned further hereby fully releases and discharges the
NAC and its directors, officers, employees, and/or agents from all known/unknown and
anticipated/unanticipated occurrences, arising from, or in any manner connected with, any such claims,
demands, damages, actions or causes of action.
