PC-23-17 Primary Plat
DMP Real Estate LLC filed a Primary Plat application for the 16.78 acre vacant parcel at the
end of Beaver Run and Ridgewood Court. The application is for a 28-lot single-family residential
subdivision. The property is zoned R1 (Single-Family Residential — Large Lot). The Docket
Number is PC-23-17.
Brad Reinhardt stated the following:
• We are looking to pass Unit 10 to connect to Buttonwood Units 8 and 9.
• This subdivision will match the other units except for the fact that we will now be
oversizing the detention basin.

Shane Shaughnessy stated the applicants are also requesting modifications for street width
(reducing to 28ft) and minimum sidewalk width (reducing to 4ft). Staff has worked closely with
the applicant on this project. It is unfortunate that the developers did not connect to the stub
streets of Nole and Lakewood; however, our code requires only that stub streets be created not
necessarily connected.
