We appreciate the time that you and your team have spent in bringing us up to speed as to the vision for the future of the park. I think we share the belief that high quality parks and green space are crucial for maintaining a high level of quality of life for city residents. On behalf of TowerPinkster,we are pleased to present the following proposal for professional design services to assist you with executing this important project. The following is an understanding of the project and a description of our services. • I. We have also completed similar projects such as Central Campus Mall,Aquinas College, and Northwood University's Founders Garden. TowerPinkster 3.24.2023 Lo'rtie Oglesby Perk//improvements Propose 2 parameters.We will develop a preliminary design package for use in the initial budget estimating process and assist your Construction Manager[or General Contractor]as they develop the budget estimate for the project.Our drawings and specifications will be well-defined to promote coordinated,cost-conscious bidding with advantageous results.We will help you successfully balance quality and cost to maximize your investment in both the long and short term. • Quality Control:TowerPinkster has developed a comprehensive approach to quality control that guides each discipline's efforts.From consistent staffing and internal peer reviews by senior staff to Building Information Modeling(BIM]and Revit-based three-dimensional modeling,we effectively convey design intent,coordinate building systems,and resolve conflicts prior to construction. • Landscape Architecture:A dedicated team of licensed professionals focused on creating beautiful,functional,and durable outdoor spaces. I believe that TowerPinkster is the only architectural firm in Southern Indiana with in-house landscape architects to promote for better coordination with architectural elements. Basic Services • Landscape Architecture-site plan,sections,details,schedules,and specifications • Civil Engineering-United Engineering-grading and drainage,sections,details,schedules and • specifications • Architecture-architectural plans,elevations,sections,details,schedules,and specifications • Electrical Engineering-power distribution,lighting design documentation and specifications; • Plumbing Engineering-plumbing system design,documentation,and specifications • Structural Engineering-footings,foundations,and structural system,design,documentation, and specifications • Construction Administration-TowerPinkster proposes to perform Bidding and Construction Administration activities on an hourly basis. This allows for the possibility of keeping the fee down if construction proceeds smoothly. TowerPinkster can participate in bidding process,select post- bid interviews,bi-weekly Client construction meetings during an anticipated 10-month construction period,respond to RFI's,prepare bulletins,review construction contract payment applications and review shop drawings/submittals as required • Client Meetings-this proposal includes a maximum of four[4] client meetings during the design phase of the project.The location of the meetings will be at the Client's office Our work will be performed in conformance with those services described in the American Institute of Architects Document-B104-Agreement Between Owner and Architect for a Project of Limited Scope A.Phases of Design Process 1. The Architect will attend Owner/Architect/Contractor meetings if desired. 2. The Architect will coordinate site visits to be concurrent with the OAC Meetings. 3. Review shop drawings 4. PROPOSED SCHEDULE The project schedule is dependent on certain factors which include providing project information, availability for meetings, reviews,and approvals by the Client team.The actual schedule will be further delineated during the kick-off meeting;however,the sequence below outlines a proposed timeframe to complete the services outlined herein. COMPENSATION ] sic Services TowerPinkster will work on a fixed fee of Exactly One Hundred and Forty-Five;Thousand Dollars and No Cents($945,000],plus reimbursable expenses. TowerPinkster will provide Bidding and Construction Administration services in addition to the fixed fee indicated above. Please see hourly rate table at the end of this proposal. We anticipate hourly services could be approximately Thirty-Five Thousand Dollars[$35,000]. This fee proposal is made with the following assumptions: 1. If the scope changes,compensation will be adjusted accordingly. 2. The project is a single-phase design and construction effort. 3. Our fee does not include the costs of providing the normal types of client provided information such as surveys,soil borings,testing for hazardous materials,and construction testing.Site survey will be provided to TowerPinkster in digital CAD file format(.dwg]at the commencement of this agreement.Soil borings will need to be completed prior to the start of Schematic Design. 4. The project will commence and conclude per the proposed schedule and work plan extensions and/or expansions will generate a discussion regarding additional required effort and value. 5. We will provide digital.PDF files to the Client for reproduction.Often our clients can reproduce documents at more cost-effective rates and without sales tax. Reimbursable expenses are in addition to the compensation for the professional services and include actual expenditures incurred by TowerPinkster in connection with the project.Expenses will be invoiced using a multiplier of 1.1 to cover costs of administration.These expenses may include: 1. Transportation in connection with the project,authorized out of town travel,and subsistence. 2. Reproduction,postage and handling of drawings,specifications,reports and other presentation and review documents,not including final bid documents. 3. Marketing materials,models,and mock-ups requested by the Client. 4. Three-dimensional building scanning including existing building modeling. 5. Basic building commissioning services. • 6. Technology and furniture design,including interior signage. 7. Additional Consultants other than those specified in the proposal. We estimate the cost of TowerPinkster's reimbursable expenses at approximately Seven Thousand Five hundred Dollars(07,500]. TERMS Is CONDITIONS The terms and conditions of this proposal are as follows: • All permit and agency review fees are paid by Others and not included in this proposal. • Site is properly zoned for proposed use.No variances,rezoning or Special Use Permits are required to complete this project. • TowerPinkster will be provided information regarding the facility which shall include site survey [w/topography and utilities]. • Services not provided in this proposal: - Topographic or boundary surveys - Geotechnical survey and borings - Demolition Documentation - As-built drawings after construction - LEED Services and fees - Commissioning Services - Cost Estimating[general and detailed] - Traffic Engineering and Impact Studies - Food Service Consulting - Asbestos and other environmental remediation - Technology design services - Furniture,Fixture and Equipment selection and procurement - Sound system or communications design - Signage design(interior and exterior] - Artwork selection and procurement - Fire suppression design[layout] - Animations,or other marketing/presentation materials • All work product is copyrighted by TowerPinkster and may only be used with specific written consent. • If the Client suspends the Project,TowerPinkster shall be compensated for services performed prior to notice of such suspension. • Limitation of Liability-Our liability for any and all claims shall be limited to the compensation amount per project agreed to in this proposal.
