AN ORDINANCE DESIGNATING CERTAIN SPECIFIC GEOGRAPHIC
TERRITORIES AS "ECONOMIC DEVELOPMENT TARGET AREAS"
WITHIN THE CITY OF JEFFERSONVILLE, INDIANA
WHEREAS, it has been requested that certain areas within
the City of Jeffersonville be designated as economic
development target areas pursuant to I.C. 6-1.1-12.1-7; and,
WHEREAS, the Cor~mon Council of the City of Jeffersonville,
Indiana, recognizes the need to stimulate growth and to
maintain a sound economy within the City of Jeffersonvilte;
and,
WHEREAS, certain areas of the City have become undesirable
or impossible for normal development and occupancy because of a
lack of development, cessation of growth, deterioration of
improvements or character of occupancy, age, obsolescence,
substandard buildings or other factors which have impaired
values or prevented a normal development of property or use of
property; and,
WHEREAS, the Common Council of the City of Jeffersonville
further recognizes that incentives to locate development in
these underutilized areas would be in the City's best interest;
and,
WHEREAS, the Common Council of the City of Jeffersonville
further recognizes that it would be beneficial to designate
certain areas within the City that presently qualify, as
economic development target areas, for the ultimate purpose of
granting a deduction against the assessed value of property as
such an economic incentive; and,
WHEREAS, the Jeffersonville Economic Development
Commission has recommended to the Common Council of the City of
Jeffersonville, Indiana, that certain areas of the City be
designated as an Economic Development Target Area.
NOW, THEREFORE, BE IT ORDAINED by the City Council of the
City of Jeffersonville, Indiana, that:
1. The following area is hereby declared and designated
as an Economic Development Target Area:
The area in the City of Jeffersonville,
Indiana, commencing at the intersection of
Tenth Street (State Highway 62), thence
northeasterly along the center line of
Nachand Line to a point at the rear
property line of area commonly known as the
Youngstown Shopping Center, to a point
southwesterly approximately 150' from Main
Street, to the southwest boundary of the
Youngstown Shopping Center property, thence
southeasterly along said western boundary
to a point intersecting at Tenth Street
(State Highway 62), thence northerly along
the western right-of-way line of Tenth
Street (State Highway 62). This area is
more particularly illustrated on the map
attached hereto as Exhibit "A".
2. The Common Council further specifically finds that
this area has become undesirable or impossible for
normal development and occupancy because of a lack of
development, cessation of growth, deterioration of
improvements and character of occupancy, age,
obsolescence, substandard buildings, and other
factors that have impaired values and prevented a
normal development of property and the use of
property in this area.
This Ordinance shall be in full force and effect upon its
timely passage, promulgation and approval by the Mayor.
