Wilson, AlA Project Architect The Estopinal Group LLC Warder Park Public Restrooms 18 April 2007 Page 2 Section One Proiect Scope 1.01 The scope of this project is limited to work 'at Warder Park located near the intersection of Court Avenue and Wall Street in Jeffersonville, Indiana 1.02 The Scope of this Project is defined as: Two (2) single unit public restrooms and chair storage. The building will be approximately 210 square feet. The proposal is based upon brick, and CMU cavity wall construction. It is anticipated that site utilities (water, sewer, and electrical) are available within 30' of the building. The building is anticipated to cost in the range of $50,000. 1.03 Exhibit A contains a preliminary site plan, floor plan, and exterior elevations. Section Two Architectural & Enaineerina Scope of Services 2.01 The Scope of Services includes the following: .1 Architecture .2 Mechanical/Electrical/Plumbing Engineering 2.02 Architectural/Engineering Services will inClude: .1 Schematic Design .2 Contract Document Development .3 Bidding with General Contractors .4 Construction Administration during the General Contractor's activities on the site r\ \,~' 2.03 Schematic Design will include: .1 Field verification of existing site condItions. This proposal does not include a site/utility survey. .2 One (1) meeting with the Owner to review the proposed schematic design .3 One (1) presentation to the Jeffersonville Historic Plan Commission .4 One (1) presentation to the Jeffersonville Planning Commission .5 Develop a Schematic Level Construction Cost Estimate 2.04 Contract Documents will include: Cover Sheet Architectural Site Plan Demolition Site Plan Architectural/ Dimension Floor Plans Reflected Ceiling Plan Roof Plan Exterior Elevations (4) Wall Section (1) Interior Elevations (2) Door Frames and Door Schedule M/E1P Plan Project Specifications n ~/ ! Warder Park Public Restrooms 18 April 2007 Page 3 Section Two Architectural and Enaineerina Scope of Service,s (continued) 2.05 Bidding with General Contractors: .1 TEG will assist in bidding the project yia public bid. The Owner will provide all legal documents and instructions to bidders pertaining to the Bid. .2 TEG will assist the Owner in tabulatin'g and analyzing the bids .3 TEG will provide copies of the Standard Form of Agreement between Owner and General Contractor for the Owner's legal counsels' use in developing the Owner/GC Contract. 2.06 Construction Administration Services will include: .1 The Project Team will provide Iimited'shop drawing and submittal reviews. .2 The Project Team will review all Applications and Certificates for Payment from the General Contractor. .3 The Project Team will conduct one (1) on-site visit per month and coordinate project meetings with the General Contractor and subcontractors on the days of the on-site visits. .4 The Project Team will prepare a final project Punch List review prior to certification of the final Application for Payment. 2.07 Interior Design Services are not included. 2.08 This proposal does not include a Site Sur:vey, Geotechnical Testing Services, or Environmental Analysis. These services are the responsibility of tHe Owner. 2.09 This proposal does not include any hazardous material abatement services. If any hazardous materials are encountered, it is the owner's responsibility to coordinate assessment and abatement services. This proposal is based on the fOIlOWi~9 project schedule and is dependent upon prompt Owner approvals and determined intervals: r'i '~ 2.10 Bids Due July 5, 2007 July 26, 2007 CD's released to Bidders 2.11 The Estopinal Group LLC's contractual obligation is complete on December 31,2007. (\ ~ Warder Park Public Restrooms Warder Park Public Restrooms 18 April 2007 Page 4 Section Three Basis for ComDensation 3.01 The Estopinal Group presents a fixed fee 'of $10,000.00 (ten thousand dollars) for the services outlined in this document. 3.02 Reimbursable Expenses are not include~ in the fee stated in 3.01. Our firm's policy on reimbursable expenses is to invoice our clients at o~r direct cost with no markup for processing. Examples of reimbursable expenses include but are not limited to the following: - Travel Expenses (mileage only) , Reprographic Expenses for the production of check sets and bidding sets. _ Reprographic Expenses for the production of presentation drawings and display boards. _ Shipping Expenses associated with distribution of materials associated with the project. All City, State and Other Authorities having jurisdiction Plan Review Fees, etc. 3.03 Invoices will be distributed on a monthly basis. All invoices unpaid after thirty (30) days beyond the invoice date are subject to interest charges at a rate of 1.5% per month applied to the outstanding balance. I 3.04 If for any reason, the project is halted for more than 14 calendar days, The Estopinal Group is to be compensated for all work and expenses ~erformed prior to the stoppage. Section Four Additional Services r, ""./' I 4.01 All services beyond those outlined in thIS Proposal are Additional Services. If Additional Services are required, a separate proposal defining the Scope of Services and Professional Fees will be prepared 4.02 Revisions to designs or documents aft$r final approval of the design or documents by the Owner or Owner's Representative will considered ~dditional Services. 4.03 Attending meetings beyond the meeting' outlined in the Scope of Services, including any meetings with state code review officials in IndianapoliS. This proposal is valid for 60 days from date issued. Thank you for your consideration of this Proposal. Upon acceptance of this Proposal, an AlA Standard 8141 contract will be issued as the formal agreement between Owner and Architect. Evaluating professional services is very difficult;' scope of services and fees vary greatly from one proposal to another.
