Section One
Proiect Scope
1.01 The scope of this project is limited to new construction at The Ken Ellis Senior Center, located on
Pennsylvania Avenue in Jeffersonville, Indiana 47130.
1.02 The Scope of this Project is defined as:
Size: 6,100 Square Feet
Location: Pennsylvania Avenue. The site is an open site with no demolition.
Scope: Multipurpose, sitting, arts, exercise, computer, health screening,
kitchen, office, storage, and restroom spaces
1.03 Exhibit A contains floor plans and site plans.

Section Two
Architectural & Ens~ineerins~ Scone of Services
2.01 The Scope of Services includes the following:
.1 Architecture
.2 Mechanical/Electrical/Plumbing Engineering
.3 Structural Engineering
.4 Civil Engineering
2.02 Architectural/Engineering Services will include:
.1 Schematic Design
.2 Design Development
.3 Contract Document Development
.4 Bidding with General Contractors
.5 Construction Administration during the General Contractor's activities on the site
2.03 Schematic Design will include:
.1 Review the existing site plans/preliminary designs
.2 One (1) meeting with the Owner to review the proposed schematic design
.3 Two (2) public meetings to review the previous design
.4 Develop a Schematic Design Package for the Owner's approval and sign-off
.5 Refine the Schematic Level Construction Cost Estimate from the previous design effort
2.04 Design Development will include:
.1 Two (2) meetings with the Owner to determine the locations and requirements for the following
elements:
- Casework - Medical Gas - Clocks
- Finish Types - Door Hardware, Types and Closers
- Security - PowerNoice/Data/Cable TV
- Equipment - Lighting
.2 A Design Development Package will be produced that documents the information outlined in
this section. The DD Package will be distributed to the project team for use in developing the
Contract Documents.
2.05 Contract Documents will include:
- Cover Sheet
- Project Data and Reference Sheet
- Architectural Site Plan
- Architectural Floor Plans
- Dimension Plans
- Exterior Elevations
- Reflected Ceiling Plan
- Wall and Building Sections
- Section Details

Section Three
Basis for Comaensation
3.01 The Estopinal Group presents a fixed fee of $51,304 (Fifty One thousand three hundred four
dollars) for the services outlined in this document.
3.02 Reimbursable Expenses are not included in the fee stated in 3.01. Our firm's policy on
reimbursable expenses is to invoice our clients at our direct cost with no markup for processing.
Examples of reimbursable expenses include but are not limited to the following:
- Travel Expenses (mileage only)
- Reprographic Expenses for the production of check sets and bidding sets.
- Reprographic Expenses for the production of presentation drawings and display boards.
- Shipping Expenses associated with distribution of materials associated with the project.
- All City, State and Other Authorities having jurisdiction Plan Review Fees, etc.
3.03 Invoices will be distributed on a monthly basis. All invoices unpaid after thirty (30) days beyond the
invoice date are subject to interest charges at a rate of 1.5% per month applied to the outstanding
balance.
3.04 If for any reason, the project is halted for more than 14 calendar days, The Estopinal Group is to be
compensated for all work and expenses performed prior to the stoppage.

Section Four
Additional Services
4.01 All services beyond those outlined in this Proposal are considered Additional Services. If Additional
Services are required, a separate proposal defining the Scope of Services and Professional Fees
will be prepared
4.02 Revisions to designs or documents after final approval of the design or documents by the Owner or
Owner's Representative will considered Additional Services.
4.03 Attending meetings beyond the meeting outlined in the Scope of Services, including any meetings
with state code review officials in Indianapolis.
This proposal is valid for 60 days from date issued.
Thank you for your consideration of this Proposal.
Upon acceptance of this Proposal, an AIA Standard B141 contract will be issued and the formal agreement
between Owner and Architect.
Evaluating professional services is very difficult; scope of services and fees vary greatly from one proposal
to another. If services outlined in this Proposal are not as you desire or do not reflect the scope that others
may propose, please allow The Estopinal Group to modify to better serve you and the project.
